Vastint Romania initiates second stage of Timpuri Noi Square expansion in Bucharest
In Bucharest, Vastint Romania formally introduces the second phase of its flagship urban rejuvenation project, Timpuri Noi Square. This new development will add over 60,000 square meters to the complex's gross leasable area (GLA), doubling the office and commercial capacity to a total of 112,000 square meters.
Construction for two Class A office buildings with a combined height of 23 floors and a parking facility with 690 spaces is underway. The development will also house Romania's largest food hall within an office building, spanning nearly 6,000 square meters. The project is scheduled to complete by the fourth quarter of 2026.
The first phase of Timpuri Noi Square, featuring three buildings totaling 52,100 square meters, is already fully occupied by tenants such as Playtika, Ayvens, Zitec, GoPro, and Vola. With the completion of Phase 2, Vastint Romania's leasable office and commercial space in the area will increase to 150,000 square meters.
Timpuri Noi Square is expected to obtain LEED Platinum certification, aiming for complete elimination of fossil fuel use and incorporating renewable energy sources like solar panels and geothermal wells. Retail and lifestyle offerings will further enhance the complex, complementing existing amenities like a fitness center, beauty clinic, bank, and convenience stores. A new conference center with a 300-square-meter terrace is slated to open by the end of the year.
Vastint Romania, established in the Romanian market since 2008, is part of an international group with over 35 years of real estate experience. The company owns Timpuri Noi Square and Business Garden Bucharest, premium office projects with a combined leasable area of 95,257 square meters.
Timpuri Noi Square represents a significant expansion in the Bucharest commercial landscape, especially in underdeveloped districts undergoing urban and real estate development. As a flagship urban regeneration project, the complex reinforces its status as a key commercial and office district for Bucharest's southern and eastern sectors, which are experiencing growing momentum due to lower land costs and improved infrastructure.
Investing in the real-estate sector of Bucharest, specifically the Timpuri Noi Square project, offers an opportunity to finance the development of two Class A office buildings, totaling 112,000 square meters of leasable space. This expansion, including Romania's largest food hall, is aimed at boosting the commercial and office capacity in underdeveloped districts undergoing urban renovation.
