In an effort to address local housing demand and promote sustainable, socially responsible construction, the GWG Non-Profit Housing Association Kreis Viersen AG has unveiled its construction and modernization program for the period up to 2028.
The program, which focuses on five key objectives, aims to expand affordable housing options within the Kreis Viersen area. These objectives include the construction of new residential units, modernization of existing buildings, sustainability and energy efficiency, maintenance and safety improvements, and community and social infrastructure.
Construction of 34 apartments in Brüggen and Kempen, 29 of which are publicly funded, is set to begin in 2025. Further construction projects in Kempen and Schwalmtal are in advanced planning, with construction expected to begin by the end of 2025 at the latest.
In addition to these projects, 14 apartments in Niederkrüchten and Willich are expected to be completed in 2025, 13 of which are publicly funded. The comprehensive energy renovation at Schloßstraße in Nettetal-Hinsbeck was started and completed in 2024.
The program also includes substantial investment in the modernization of the housing stock. In 2024, a total of 5.2 million euros was invested in the buildings of the investment property for this purpose.
The GWG Non-Profit Housing Association Kreis Viersen AG, with 66 employees, achieved a net profit of approximately 3.2 million euros in the fiscal year 2024. As of December 31, 2024, the company managed a total of 4,814 residential units, with 825 in Meerbusch, 818 in Nettetal, 779 in Viersen, and 737 in Willich.
The Supervisory Board has allocated 115 million euros for the realization of construction and modernization measures. Sixty percent of the allocated funds will be invested in the new construction of apartments, and 40% in the renovation and modernization of existing objects.
The overall vacancy rate for 2024 was 2.7 percent, with market-driven vacancy at 1.0 percent, a slight decrease from the previous year. The turnover rate for 2024 was 5.8 percent, a significant decrease from the previous year.
The company also owns 13 commercial units and 2,179 garages/parking spaces. In the area of external administration, GWG managed a total of 190 residential units, 111 commercial units, 700 garages/parking spaces, and 19 housing cooperatives.
