Rivalry over 70 lease options for apartments within Humboldt Forum
Broad Street Redevelopment: A Mixed-Use Quarter Takes Shape in Berlin-Mitte
A comprehensive development concept is underway for the planning area on Broad Street in Berlin-Mitte, with the aim of creating a vibrant residential and commercial quarter. The project, located close to the Humboldt Forum, is set to revitalize the disjointed surroundings and enhance the streetscape between the Humboldt Forum and Petriplatz.
The development will consist of around 70 apartments, commercial spaces, and artist studios. Affordable rental apartments of various sizes for different population groups will be available on the upper floors. The ground floors will house attractive gastronomic and retail offerings.
Architectural firms AFF Architects, Bruno Fioretti Marquez Architects, and Springer Architects, all based in Berlin, have been selected as the winning designers for the buildings on Broad Street. Each firm will design two buildings, with another to be realized according to plans by the AFF Architects firm.
The new ensemble will feature facades clad in ceramic, with the colour green dominating the design. Round windows and archways will be employed to make the facades varied, while lintels, sills, and window bands will be used to create balanced plasticity.
Preservation of archaeological finds on-site and integration into future use is a significant aspect of the task for the architectural firms. The archaeological finds will be presented in a representative manner within the interior of the quarter.
The development is significant due to its proximity to the Humboldt Forum, and there had been demands for a high-quality design of the quarter at this historically significant location. More images of the project can be found at provided sources.
Construction for the project is not set to begin until the second quarter of 2027. The design competition for a total of five buildings to be erected on the site was decided last week. The development has been ongoing for nearly three years, with three planning teams working in two processing phases.
In December 2023, a non-open realization competition for the development between Scharrenstraße and Neumannsgasse was announced. The WBM commissioned the architectural offices of Kuehn Malvezzi and no other names are explicitly mentioned in the available sources for designing the five buildings at Breite Straße in Berlin-Mitte. The project involved a competition, but specific architects beyond Kuehn Malvezzi are not identified in the provided search results.
The aim is to create a mixed-use quarter on historically significant ground that is not limited to a certain income class. The quarter will be integrated into a comprehensive development concept, enhancing the overall urban fabric of Berlin-Mitte.
