Revealed: Priciest Property Zones Beyond London's Perimeters Unveiled
Title: Beyond London's Claws: The Costly Regions that Leave a Dent in Your Wallet
Hey there! Let's dive into the top 10 priciest postcodes lurking just beyond the London city limits. These surprising pockets of expensive real estate are often within arm's reach of the capital, as revealed by prime London property brokerage, Jefferies James.
The number one contender for the costliest postcode outside London is none other than EN5, which straddles a bit of Barnet (already in London) and neighboring Hertsmere in Hertfordshire. Last year, homes across EN5 averaged a whopping £1,875,000, making it the most expensive second-tier postcode in the land!
Fancy some inspiration? Check out this sleek five-bedroom abode in Bentley Heath, EN5, offered by Statons. It boasts "spacious and versatile living across three beautifully designed floors," the selling agent gushes. The place has been extended by the current owners and is now available for a cool £1,495,000.
At number two, we find the postcode HA6, situated right on the border of London and Hertfordshire. Last year, the average price of a home sold in HA6 reached an astonishing £1,220,000. The region is dominated by Northwood, where you can snag this six-bedroom manor for a cool £3,500,000. Savills praises the property for its "grand frontage and spacious accommodation," making it an exceptional family abode.
In third place, we have the postcode BR6, which nestles in London's sprawling urban outskirts. The average price of a home sold in BR6 last year was £1,155,000. Orpington, the main town in this neck of the woods, seems to have hit the jackpot!
The rest of the Jefferies James's top 10 continues, with pricy postcodes dotting the outskirts of London and the Home Counties in this order:
- HP9 (Buckinghamshire)
- SM2 (Surrey)
- GU25 (Surrey)
- HA7 (the glorious intersection of London and Hertfordshire)
- KT24 (Surrey)
- KT10 (Surrey)
- KT11 (Surrey)
While London takes the top spot in prized property values, there are some geographical outliers in this ranking. You just need to venture beyond the top 10 to discover them.
SO42 in Hampshire takes 12th place. This stunning post code is smack-dab in the heart of the New Forest National Park and boasts a beautiful stretch of coastline. Last year, homes in this idyllic spot went for an average of £832,500.

The picturesque TR17 postcode in south Cornwall takes 17th place, with homes fetching an average of £760,000. Another postcard-perfect scene, it includes the iconic St Michael's Mount.
Rolling in at 18th spot is RG9 in South Oxfordshire, which is arguably still London's second cousin. The postcode, which encompasses the charming Henley-on-Thames, boasts an average sold price of £732,500.
Finally, TQ8 in South Hams, Devon, creeps in at number 20 with an average home price of £706,250. This post code is pleased as punch to call the coastal hotspot of Salcombe its own, which surely helped it climb into the top 20.
Snuggled in the heart of Salcombe, TQ8, is this charming Grade II listed cottage. Originally part of a row of cottages that housed boat captains in the 19th century, it now goes for £650,000, as listed by Marchand Petit.
