Rapid Expansion of Architectural Development in Friedrichshain-Kreuzberg
In the bustling district of Friedrichshain-Kreuzberg, change is palpable. From residential projects to commercial real estate developments, the area is abuzz with activity.
The ambitious quarter project 'Die Macherei' is taking shape on the Kreuzberger Landwehr canal, while the renovation of the RAW area on Revaler Straße is slated to commence in two years. However, no information has been found regarding the architect group that won the competition for the future project management of the RAW area or who will initiate its redesign in the near future.
The former DDR shopping mall's site at Franz-Mehring-Platz is being transformed into the residential project 'The Franz'. Meanwhile, numerous commercial real estate projects are being realized in Kreuzberg, including the expansion of the Adalbert-Courts, the reactivation of the historic Bockbrauerei, and the construction project 'Urbane Mitte' in the Park am Gleisdreieck.
The Atrium Development Group is planning the construction of a cultural area called 'Tamara-Danz-Höfe' in the Rudolfkiez. The future anchor tenant in the high-rise project 'EDGE East Side' in Friedrichshain is US company Amazon, which has already begun fitting out its future office location at Warschauer Straße.
Two large-scale commercial real estate projects are currently underway at Ostbahnhof, directly opposite each other. The station itself is undergoing extensive renovation and modernization until 2024. The large-scale project 'PLTFRM.Berlin' is being built directly at the Ostbahnhof.
However, the number of newly approved apartments decreased by almost nine percent from January to the end of September 2022 compared to the same period last year. This stagnation in the construction of affordable housing is a concern, especially considering the significant increase in construction prices in Friedrichshain-Kreuzberg over the past eight months, with prices nearly 30 percent higher.
Many residential projects in Friedrichshain-Kreuzberg focus on the construction of condominiums or high-end rental apartments. This trend, coupled with the numerous commercial real estate projects, has led to significant densification in Kreuzberg in recent years. Three more projects are currently underway between Moritzplatz and Checkpoint Charlie, adding to the growing density.
The cultural area 'Future at Ostkreuz' is seeking a new location due to an office project being planned on their site. The RAW area on Revaler Straße is also a subject of controversy for a planned change, symbolizing the physical and cultural transformation of Friedrichshain-Kreuzberg.
In conclusion, Friedrichshain-Kreuzberg is a district in transition, with numerous development projects underway and a growing focus on commercial real estate and residential properties. However, concerns about the stagnation in the construction of affordable housing and the increasing construction prices remain. As the district continues to evolve, it will be interesting to see how these trends develop in the coming years.
