Law Firm Latham & Watkins Signs Lease at Sixth Avenue's High-Profile Building
In the heart of Manhattan, Sixth Avenue between 42nd and 59th Street is currently experiencing a leasing boom. While specific details about recent major expansions of law firms in this area are scarce, the surge can be attributed to several factors.
The strategic Midtown location of this corridor offers proximity to courts, corporate headquarters, and transportation hubs, making it an attractive choice for businesses. Moreover, the area boasts new or renovated office spaces catering to modern law firm needs such as advanced technology infrastructure and collaboration areas. Competitive leasing terms and amenities further attract law firms seeking expansion or relocation.
Among the notable expansions is that of the global law firm, Latham & Watkins. The firm has signed for 120,000 square feet at 1285 Sixth Ave., increasing its total space in the area. Interestingly, Latham & Watkins is not leaving its current location entirely, as it still holds 435,000 square feet at 1271 Sixth Ave., owned by the Rockefeller Group.
The expansion at 1285 Sixth Ave. is a self-contained move, not a relocation from its existing location. The tower, with a total area of 1.8 million square feet, is a significant location in the Midtown leasing market, already housing prominent firms such as UBS, Paul Weiss, BBDO, and now, Latham & Watkins.
The expansion adds to the competitive landscape of the Midtown leasing market, contributing to its growth and development. RXR, the tower's owner, was represented in-house for the transaction by William Elder and Daniel Birney, while Latham & Watkins was represented by a CBRE team.
Marc Jaffe, the managing partner of Latham & Watkins, stated that the expansion reflects the firm's continued momentum and deep commitment to the city. The move comes in the firm's 40th anniversary year, further emphasising its long-standing presence and dedication to New York City.
The leasing boom in this Manhattan corridor is a testament to the area's appeal and potential, with major capital reinvestment in late-20th Century office towers driving the surge in recent years.
