Berlin's Skyline to Transform with Hertzallee High-Rise Project
Berlin is set to transform its skyline with the Hertzallee high-rise project. The ambitious plan, agreed upon by the Senate Department for Urban Development and Housing, Berliner Verkehrsbetriebe, and Projekt Berlin Hertzallee GmbH, aims to create an urban campus with university-related uses, offices, and apartments north of the Hertzallee in Charlottenburg. Four high-rise buildings, up to 110 meters tall, are planned near the Zoo station.
The project, designed by Yellow Z and bgmr Landschaftsarchitekten, will see the BVG remain on-site, with the bus terminal converted into an E-charging depot by 2030 to facilitate the operation of its bus fleet electrically. The Technical University of Berlin will be a key tenant, with plans for the 'KI-Tower', physics labs, a science gallery, student housing, and guest accommodations. The smallest building, at 75 meters, will be used by the university, with additional buildings reaching 80, 100, and 110 meters tall. Carpaneda Architekten will develop the urban design in the coming years.
The project is expected to create approximately 150,000 square meters of gross floor area, with a mixed-use site planned for the Technical University of Berlin and other entities. Construction is set to begin in about four years, with the northern area of the Hardenbergplatz temporarily serving as the bus terminal location during construction. The Senate does not plan ambitious high-rise developments for the Hardenbergplatz, instead aiming to transform it into a central transport hub connected to the city's tram network.
The Hertzallee high-rise project promises to reshape Berlin's urban landscape, bringing a mix of university, office, and residential spaces to the city. With a focus on sustainability and connectivity, the project sets the stage for comprehensive urban development north and south of the Hertzallee, including the Hardenbergplatz.
