Approval granted for the second time: Proposal for apartments in Swindon moves forward
In a recent development, Swindon Developments Ltd has secured a second approval for the conversion of the former Reform Club in Beechcroft Road, Swindon, into five one-bedroom flats. The project, initially proposed by Brett Property Group in July 2020, aims to address the needs of those working from home due to increased fuel costs.
The property, which forms part of a residential terrace, already has a residential appearance. The original plans for the project were cancelled due to Covid-19 lockdowns. However, with the lifting of lockdowns, new plans were submitted earlier this year, and these have now been approved by planners at Swindon Borough Council.
The new plans include a significant change in the front elevation to provide vehicular access to the rear parking. One car parking space is allocated per dwelling in the development, and adequate cycle provision is also provided on site.
The project's new plans also address the increased need for study facilities following the Covid-19 pandemic. Each flat will now include a study room to accommodate working from home. These study rooms are not only included for the convenience of the residents but also to help with sustainability.
The change of use to residential is considered to be more compatible with the surrounding properties in terms of noise and disturbance than the existing use of the property as a community club. The development's changes are not deemed to significantly alter the building’s residential character or the area’s character.
The approval of this project marks a positive step towards providing suitable accommodation for those who are now working from home due to increased fuel costs. The addition of study rooms marginally improves the viability of the development, making it more likely to receive a lending facility.
With the second approval now in hand, Swindon Developments Ltd can proceed with the conversion, bringing a new lease of life to the former Reform Club while meeting the needs of modern-day residents.
